The Hidden World of Taichung People! The Luxurious Areas Favored by "Underground Economy" Tycoons, Are Wealthy Residents Moving Out? Experts Reveal the Astonishing Backgrounds of Affluent Households | Real Estate Observation

The Hidden World of Taichung People! The Luxurious Areas Favored by
讀後心得
After visiting the housing market in Taichung, Zheng AS found that the consumption power in areas such as the Seventh District and Shin Kong Mitsukoshi was affected by the gas explosion, leading to weakened buying interest, especially in what were once busy parking lots that now appeared noticeably empty. Many wealthy individuals seem to be starting to move away from the Seventh District, each having different judgments about the value and price of luxury homes, and there has emerged a significant underground economy in the market. Recently, a luxury home murder case has drawn attention, with various rumors and events causing concern about the living environment of these high-end properties. Nevertheless, the locals still take pride in the Seventh District and its skyline. When considering moving into these luxury home areas, understanding the background of the neighbors will help in making an informed choice.

Recently, after the gas explosion incident at Shin Kong Mitsukoshi, there was an opportunity to tour several familiar real estate developers in Taichung. Inevitably, areas such as Shui Nan, Beitun Phase 14, and the MRT Special Zone have started using the narrative of "consumption power shifting after the gas explosion in Phase 7, leading to a rise in buying enthusiasm" to stimulate the market. As for the well-known area from Shin Kong Mitsukoshi on Beizheng North 7th Road to Dayuan Department Store, which used to see long lines of cars entering the parking lot on holidays, it has become noticeably quieter due to the closure of the Phase 7 Shin Kong Mitsukoshi. Even on the avenue, the number of security personnel at the entrance of luxury apartments seems to exceed the number of passing pedestrians. There are rumors that the wealthy people in Taichung are indeed gradually moving away from Phase 7, which seems to have its reasons.

However, developers in the Phase 7 area are still striving to drive up prices and values, with the price of penthouse units at the "Lianju Yuheng Building" reaching as high as 1.438 million NTD, while current pre-sale prices are generally between 800,000 to 900,000 NTD, and the "appreciation potential" mentioned by industry players is not without reason. There are many value indicators here, including numerous commercial office and shopping mall plans being developed, and as the development approaches completion, the supply-demand relationship is also moving towards enhancing value.

However, it is worth noting that areas with such luxury skylines attract not only traditional wealthy groups like major shareholders of public companies, big bosses, and senior executives, but also some "underground economy" tycoons who are keen on purchasing these luxury homes to showcase their financial power and influence. A friend even shared that a family worked hard to finally buy an 80-ping unit in Phase 7 and was originally living happily, but later faced tense neighborhood relations after a mysterious "big brother" with an unclear occupation moved in next door, significantly impacting their quality of life.

In addition, several incidents recently related to debt in certain luxury areas of Taichung have drawn increasing attention to social problems in the area. This year, media even mentioned that green buildings might attract bad feng shui, which was surprising. Looking back over this trip to Taichung, a friend in real estate even asked me if I could write about the trend of younger buyers in Phase 7, seemingly hoping that his mid-sized projects could attract more young and capable buyers to enter the market.

In such circumstances, when considering moving into Phase 7 or other luxury areas, it is best to first understand the background of the neighbors to avoid unpleasant neighborhood relations in the future.
