The price for factory offices in the area is approximately 250,000 to 310,000 Taiwan dollars per ping, indicating increased demand. The public auction for the land in the "Zhongli Industrial Zone" of Taoyuan City, hosted by Savills, will be held on May 20. The land is located on Xiyuan Road, which is 18 meters wide, and is designated as Type D construction land, with a building coverage ratio and floor area ratio of 70% and 300% respectively, with flexible areas ranging from 1,315 ping to 4,113 ping among different plots.
Savills stated that Taoyuan City is the most active area for industrial real estate transactions, with the transaction amount for industrial real estate expected to reach 162.6 billion NTD in 2024. Taoyuan City ranks first with 37 billion NTD, indicating its importance as a hub for manufacturing, technology, and logistics industries. The Zhongli Industrial Zone is the preferred choice for technology and manufacturing enterprises to set up factories in Taoyuan, with advantages such as proximity to Zhongli City and mature industrial clusters, attracting well-known companies like Delta Electronics, ASE, and Unimicron, leading to a steady increase in land prices, with current industrial land prices exceeding 400,000 NTD per ping.
The industrial zone is gradually developing towards a three-dimensional utilization model, including ASE's investment of 30 billion NTD to redevelop its old factory in Zhongli, planning to build a 9-story factory office building to establish a high-end IC packaging production base. Moreover, the market price for factory office space in the area ranges from 250,000 NTD to 310,000 NTD per ping, demonstrating that as industries transform, the three-dimensional factory office utilization model has attracted end users.
A senior manager at Savills indicated that the land in the Zhongli Industrial Zone being auctioned covers over 4,000 ping, with a road frontage of 150 meters, and the smallest plot being 1,315 ping while the largest reaches 4,113 ping, suitable for various types of investors to evaluate. Additionally, an application can be made for an industrial zone modernization and three-dimensional development plan to obtain floor area ratio incentives, raising the floor area ratio from the original 300% to 400%. Preliminary estimates suggest that the project could provide over 20,000 ping of floor area to meet the integration needs of companies in office, operation, production, and storage.
