In recent years, two-bedroom second-hand houses in Kaohsiung City have become popular among young people. In 2024, the transaction volume in the Zuoying District ranked first, with Sanmin and Nanzi coming in second and third respectively. Experts point out that, besides being affordable, convenient transportation and the establishment of TSMC's factory have made the housing market in these areas quite vibrant. The multi-transportation advantage in Zuoying, the geographical location of Sanmin, and the influence of TSMC in Nanzi are the main reasons. Young people choose two-bedroom apartments as their first home purchase option because of their lower total price and lighter financial burden.

The demand for two-bedroom properties in Kaohsiung City has significantly increased recently, particularly favored by young people. According to the latest transaction data, in 2024, the trading volume of two-bedroom second-hand apartments in Zuoying District ranks first, while Sanmin District and Nanzih District follow in second and third place respectively. Experts point out that besides the relatively affordable prices, the convenience of local transportation and the presence of TSMC are also major factors contributing to the trading boom in these areas.

Zuoying District in Kaohsiung is a well-connected area, boasting a shared station for high-speed rail, Taiwan Railways, and the metro system, with many department stores and commercial office buildings nearby, thus offering a high level of convenience for living. According to the statistics from actual transaction records, Zuoying District saw a transaction volume of as high as 585 two-bedroom second-hand apartments last year, while Sanmin District recorded 558 transactions, and Nanzih District also performed well with 539 transactions, with all three areas surpassing 500 transactions.

As TSMC's influence in Kaohsiung expands, many people have begun to pay attention to two-bedroom home buying options. Real estate agents indicate that two-bedroom units were not traditionally a mainstream choice in Kaohsiung City. However, with rising property prices and the market effects brought about by TSMC, many homebuyers believe that two-bedroom units are the most feasible option, making them a relatively affordable living solution.

Last month, TSMC held a ceremony for the groundbreaking of its 2-nanometer facility in the Nanzih Science Park, planning to commence mass production in the second half of the year. TSMC's continued development is also driving the real estate market in Kaohsiung. When purchasing a home, young people often opt for smaller two-bedroom units, planning to later consider transitioning to larger units. This strategy makes the less burdensome two-bedroom option more attractive.

For many people, two-bedroom units are more accessible to enter the market due to their lower prices. Some individuals also express that due to less demand for space, choosing a two-bedroom as a living solution is more suitable. With the affordability of the total price, two-bedroom properties have become a hot choice for young people, with Zuoying, Nanzih, and Sanmin each having their own unique characteristics, all becoming popular trading areas.
